Chapter 8 – Permits, Codes and Inspections

There are Federal, State and Local building codes that must be adhered to. Codes require the contractor to build things to a certain safe specification. There are also codes regarding energy conservation. Permits help control what some people may want to do. They are required in order to do certain things or to have certain features. Inspections are required at various stages of construction and will help ensure the construction is done properly and to code. Visit your local Building Department Official early in the process. You find out vital restrictions early on make appropriate adjustments. You will also get a key list of requirements for submission and inspections. Fees are required to be paid at various points for various items (amounts and types will be set by your specific locality).

You will need to get permits:

• To build the house
• To approve the Blue Prints
• To do Plumbing work
• To do Electrical work
• To build or install Wells and Septic Systems
• Other permits may be required based on specific circumstances and local requirements

Inspections will need to be done at least the followings times:

• Staking out the house and the sewer lines
• Before pouring the footings
• After the foundations are built, but before they are backfilled
• After Rough Framing
• After Rough Plumbing
• At the start of the masonry work on the fireplace and chimney
• After Rough Electric
• After Rough Heating
• After installing Insulation
• After sewer or septic are in place, but before they are filled in
• Additional exterior and interior inspections will take place along the way as key components are installed. A final inspection will be needed to obtain a Certificate of Occupancy.
• Inspections will also be done by the Lender (more on this in Chapter 9)
